The following synopsis identifies our key personnel and their respective roles within our organization:
Steve Conrad - President /CEO
Steve will utilize all the resources available within this organization to maintain a responsive, efficient and experienced staff. Working along with the Senior Project Manager, Steve will implement procedures necessary to successfully complete this project. This includes his effective leadership and continuous review of the project.
Graduated 1981 from Lehigh University with a BS in Mechanical Engineering. Project Engineer for PECO at Peach Bottom. Supervised projects up to 25M. Owner of Darnoc Construction Company 1986-1990-builder of residential homes, 50 % owner Cosenza & Conrad 1990-1994, builder of commercial projects. 1994-present, President and CEO of S.B. Conrad, Inc.
Paul Kutufaris - Senior Project Manager
Paul is assigned as Senior Project Manager and is responsible for the supervision of project managers and superintendents and the progress and cost control of a project. Project meetings, submittals, information requests and timely responses are all-important elements of his responsibility. He will survey and inspect the work done until its quality completion, while ensuring strict compliance with the contract. S. B. Conrad Inc.’s safety programs will be implemented and monitored to the strictest degree.
Graduated 1992 from Pennsylvania State University. Superintendent for Cosenza & Conrad 1988-1994. Supervisory experience included St. Mary’s Church, Princeton NJ, and renovations to Amosland Elementary School. Project Manager, S.B. Conrad, Inc. 1994 to present. Projects include West Chester East High School Renovations +21M and New Concord Elementary School +20M. He has been part of the S. B. Conrad, Inc. team since inception.
Carol Alberici Swerdon - Director of Business Development
Carol's duties include marketing S. B. Conrad, Inc. to the private and public sector. With a BS degree in Accounting from St. Joseph's University, Carol has been in the construction industry since joining the company in 1999 and has held various positions within S. B. Conrad, including accounting and finance. She has been in Business Development since 2007.
Currently she is a member of the ICSC, International Council of Shopping Centers and HBA, Home Builders Association, and her association with the Delaware and Greater West Chester Chambers of Commmerce, Chadds Ford BPA, and the Concordville-Chadds Ford Rotary where she was awarded "Rotarian of the Year, 2012" and serves as Treasurer, allows the company to stay informed and involved with local community and charitable causes which include Habitat for Humanity, Elwyn, March of Dimes and Penn State's THON for children with cancer.
Josh Laird Estimating Coordinator
Josh is a graduate of Pennsylvania State University with a BS in Supply Chain Management. With more than 8 years of experience in construction as a Superintendent, Project Manager, and Estimator, Josh brings a diverse set of skills to S.B. Conrad. He has assisted with the execution of a diverse range of projects and contracts, from Walmart remodels and special projects to Public as well as Private sector work. Josh obtained his Walmart Stormwater and Superintendent certifications and completed the EPA's Lead Paint RRP program and OSHA training. As Estimator, Josh is involved in project bidding and scheduling, contract buyouts, and forecasting.
Mike Shaw - Project Manager
Mike is a graduate of Millersville University with a BS in Technology. He coordinates the trades along with material and equipment deliveries, insuring the project stays within the confines of vigorous scheduling on the job site.
Since 1999, he has accumulated experience in most aspects of the construction field, along with overseeing projects of all sizes. Of late his focus is Walmarts and Sam's Clubs in eastern PA. He is a certified Storm Water Professional and also remains active in contract buyouts and project scheduling. He has managed over 10 Walmart full store remodels, at least five of which are in 2009.
Mike Ferguson - Project Manager Residential
Mike has been with S. B. Conrad, Inc. for 8 years. He graduated Bloomsburg University with a BS in Business Management. Primarily responsible for the management of Wellington Heights for Pennrose Properties in the city of Chester, PA, a $9M project, and an affiliated $9M project, Overlook Park, that Pennrose is developing in Allentown, PA, he also oversees our projects and association with the Chester Housing Authority, Diamond and Associates, Lackawanna Housing Authority, HDC of NEPA and Innova, and specializes in managing HUD and affordable housing. He keeps these projects tightly managed, and schedules and maintains them to be on time and on budget which is paramount to their success and ensures the satisfaction of the developers involved.
Wayne Braxton - Superintendent/Safety Director
Wayne is assigned as our Superintendent/Safety Manager. He has supervised projects from $500,000 to $20,000,000 which includes managing the craftsmen and subcontractors on site. Schedules the trades, maintains a safe work environment, and establishes relations with owner, documents progress of job on a daily basis, enforces quality control and safety procedures and compliance. Also conducts weekly safety meetings at the jobsites.
Attended West Chester University and completed the Carpentry Apprenticeship Program of the Associated Builders & Contractors, Inc. Most recent supervisory experience includes Additions at the Schmucker Science Center at West Chester University, Renovations and Additions at Unionville High School and Pennell Elementary School. He also managed the construction of the Nolan-Fidale Funeral Home in Aston. Current projects include Wellington Heights and the Pagano Funeral Home addition. He has been with S.B. Conrad, Inc. for over 10 years
Todd Erickson - Superintendent
Todd has been an integral part of the S. B. Conrad, Inc. team since 2003. He has been in construction for over 22 years and had supervisory training and experience when employed with Wohlson Contractors before coming to S. B. Conrad, Inc. His projects include most recently the additions and renovations to Elwyn's Valley View building, new construction of the Ethan Allen in Chadds Ford, and construction of the BYC Gymnasium. His exacting standards, organizational skills and scheduling have had proven success on the projects in which he has been involved. Todd just completed the addition and renovations to St. Gregory the Illuminator Church in Roxborough, and the Garnet Ford project
Don Lear - Superintendent
Don has been a member of the S. B. Conrad, Inc team since inception in 1994. Originally a carpenter he contributed to many projects including the Concord Elementary School in Glen Mills and the Ethan Allen Design Center in Chadds Ford. In the past 4 years he has supervised numerous Walmart and Sam's Club projects including 2 in Lancaster PA. He is a valuable member of the team and effectively keeps the line of communication at top level with Walmart managers and team members.
Darren Peters - Superintendent
Darren joined the SB Conrad team in 2010, with a degree in Construction Management from Drexel University and industry experience since 1994, including design build, for C. Erickson & Sons, Clemens Construction and the Bannett Group. Throughout his career he has completed over 40 Commerce Banks and assisted in the development of PNC’s LEED building program, eventually overseeing the construction of over 20 new branches. Tenant Fit-Outs, Corporate Office Buildings, Restaurants, Walgreens and high rise residential projects are also part of his portfolio. He is currently working on numerous Sam’s Clubs and Walmart full store remodels for SB Conrad.
